Bond Amount

Costs vary relative to the bond amount mainly due to recent legislation¸ aimed at encouraging home ownership.


Transfer Duty

Transfer duty is a government tax levied on the purchase of an existing property. This duty is fairly easy to calculate. as indicated below.

• Transaction of R500 000 or less attract no duty.
• Transactions of R500 001 atract a duty of 5% on the amount above R500 000
• Transactions above R1000 000 attract 7% on the amount above R1000 000

for example
a bond of R200 000 would be calculated as follows.
The 1st R500 000 would cost you nothing.
The 2cnd R500 000 would cost you (5%) R25 000
The balance would cost you (7%) R70 000

This cost is fixed by legislation and the money gets paid over to the receiver of revenue.

Please note that this cost is not applicable to new properties which will be registered for the first time. for example a new development.

Properties purchased in the name of a CC¸ Trust or a company pay a flat rate of 8% with no relief for properties under R500 000.


Deeds Office Fee

This is the fee the deeds office charges in order to extract and endorse your title deed.


Attorney Fee

This is the fee the attorneys charge to take care of your transaction during the registration and transfer process. This fee has guidlines in terms of how high they can be. But you would be well advised to shop around. Attorneys tend to be more than willing to offer discounts in order to attract business¸ especially if the loan you are applying for is large.


Bank admin Fee

This is the monthly fee the bank charges you to keep your loan in thier books. This fee varies from bank to bank and is often determined by the type of account you hold. The figure represented in our schedule is a estimate based on the average charged by all the banks.


Purchase Price

This is the price range of the property you intend purchasing.
